What is a Wholesaler?

If you don't have a large amount of capital to get started in real estate investing, one good way to dip your toes in is through wholesaling. Wholesalers will find a deal for a property and engage in a contract to buy the home. Then, before the closing process completes, the wholesaler will reassign the purchase contract to another interested buyer and take a commission or flat fee for facilitating the connection.

The wholesaler does not make any renovations or fixes to the property before selling as they are effectively a middleman that connects the interested buyer to the seller. Wholesalers typically do not need to be licensed.
