What is Residential real estate?

Residential real estate is a property used typically for residences. It can include any property with 1-4 units and is commonly leased to families and individuals.

Some examples include Single Family Rentals (SFR), duplexes, condos, ADUs, and more.

Why this matters

It's important to know this distinction well when property investing. Different property types have different considerations and standards. Some of the groups that often focus on one type of property include:

  • Brokers and Real estate agents
  • Listing sites (eg. Zillow vs CoStar Loopnet)
  • Lenders
  • LPs and other equity holders like family offices
